Moving into a new home is an incredibly exciting time, but it also comes with plenty of responsibilities. We've helped plenty of tenants to move in the past, and we're familiar with many of the challenges tenants face. We've compiled these checklists to provide a simple reference point for your next move.

Welcome to your new rental property! Start your stay off right by following the information below.
First Month's Rent & Security Deposit
When you sign the lease for your rental property, you'll need to pay the first month's rent, along with the security deposit and any other fees. Please confirm these amounts with us in advance.
Move-in Date & Inspection
Your move-in information and any necessary inspection visits will be taken care of at the lease signing.
Please note, all utility accounts for your rental home must be placed in your name. Take care of this as soon as possible, to avoid temporary outages or fees associated with restoring access.

Notice of Intent to Vacate
If you're planning to leave your rental home, please provide us with written notice of your intent to vacate. You can learn more about the length of your stay by referring to the terms and conditions outlined in your lease.
To recover your security deposit, it's important to return your home to its original condition. This includes:
- Rental Cleaning: Thoroughly clean the rental property and be sure to remove all of your belongings and trash from the home. Cleaning includes professional carpet shampooing, sweeping hard floors, and wiping down walls. You'll also need to clean appliances and fixtures in the bathrooms and kitchen.
- Landscaping & Outdoor Areas: If you're generally responsible for the outdoor space of your rental home, you'll need to take care of any maintenance tasks once more before vacating. (Mowing the lawn, replacing lightbulbs, etc.)
- Repairs: If any minor cosmetic damage has occurred, take the steps necessary to resolve the issue before returning your keys.
The full amount of your deposit will be returned to you if your home is returned in its original condition.
If damage is identified in your rental, we will schedule repairs and all costs for such repairs will be deducted from the deposit. The remainder will be returned to you, along with an itemized invoice explaining the deductions.
